So ive had 7 deals this year fall apart because of attorney issues, either dragging their feet, or didnt know what the foreclosure or shortsale process was, and or Not putting the assignment in the contracts which the contracts i gave them had the assignment in them they just were lazy. So i WOULD LIKE TO KNOW IF ANYONE HAS A LAWYER IN nY THATS FAMILIAR WITH Real estate investing  and wholesaling.

i am a wholesaler and i came across an estate selling their home the money owed more than what its worth. So i am working with my investor on it and its really getting annoying. The sellers attorney doesn't or is doing shady tactics. She couldnt get a payout  letter and we had to tell her the amount . She is talking her time on getting the short sale paperwork back, and finally sent the contract and short sale  bare bones app back and the auction sale date is on Friday . i got the lis penden paperwork is it possible to stop it in such a short time ?

Ive been looking into shortsales but from what ive been seeing everyones into them i want to look into areas of real estate that arent saturiated and over populated ,so airbnb is now the thing but whats next? Is Buying land and renting it to companies still a lucrative investment

I am a wholesaler so ideally i want to put both together if its possible, just dont know if it is or how for a lack of better words. So how do i get banks to work with me when i pass my test in less than a weeks time.
