 Do any members in your company have commercial real estate investing experience? A lot of commercial banks require it, but a few don't. 

Also are you looking at distressed properties? Or do these properties have at least a 70% occupancy? How much are you looking to put down? 


 We all currently own separate portfolios of properties between 2 and 4 units. Initially, looking at ones that would be over 70%. Is there a difference in the lending process if occupancies are below 70%?

So you can qualify as a professional without a license if you are working more than the 500 or 750 hours annually on investment properties? I was just under the impression you needed a real estate license either way to not be capped on rental losses/write offs.

Hi all!

I have one rental property (duplex) in WI that is in an LLC, no debt, and I currently live in CA. I am looking for the best way to access the equity in that rental property so that I can use that loan to purchase another property. If anyone has any thoughts, that would be great! Thanks in advance
