Hey Tim I am currently about 90 percent finished with the drafting process for my own ADU. Still no property but working on the process. I would be interested to see what your total sqft price is at for building.
That being said I am a builder in the area s I if ypu ate looking for another contractor that has low overhead (therefore can be quite competitive). Hit me up I am prospecting for buisiness partners who I can leverage my sweat equity with to get some rentals going. I also could just direct you to some other subs just to make sure your prices are fair. Always good to get multiple bids.
Hi Nick is your ADU complete? Did you rent it out? I'm in Graham, Wa not sure if that's too far out of your zone for a possible project.

Currently wrapping up framing, about to start roof and exterior siding. There have been a lot of challenges and extra costs, not planned for. Anyone else working on an ADU, or thinking about it? Want to share ideas? Let me know.
How did it turn out? Any photos?

Quote from @Andrew Larson:
Greetings, my name is Andrew. I am a husband, father of two, electrician (for now) and aspiring real estate buy-&-hold investor. I have been working on my first investment, my finance and real estate education, for about 3 months now. Subscribed to Pro to get more involved and have access to the calculators so I can practice the practicals and analyze deals. I want to own one rental property in my local market, Tacoma, that cash flows $200 or more per month by the end of this year. I have questions galore about the fine details and the practical application of a lot of concepts that I have heard of or learned about. If anyone knows excellent local property management companies, real estate agents, contractors (for when I do BRRRRRRRRRRs, especially) lawyers, and any other specialist I may need to know in order to begin, please, let me know.
Looking forward to pestering you all with my questions in the other posts.
Thanks.
How have things been going for you? It's been a while

>>Who gets billed for maintenance work, tenant or property owner?
Property Owner
>>How can you manage that billing?
You can add your bank info to hemlane and once you get invoiced hemlane pays from that account. There is even more options on hemlane about them providing some sort of payment card. Not on top of my head, but is listed on hemlane website.
>>Can you find your own maintenance techs to do the work if you don't like any of the quotes Hemlane provides?
Yes, you can provide your own tech. In fact you can provide your own folks prior to any maintenance issue. You can sort the techs in order of your preference and hemlane will contact them. You don't need to choose any of Hemlane's options.
>>For showings, do you have to do all the coordination on showings outside of initial contact with the agent?
No, hemlane provided agent will do it. You can also bring your own agent if you prefer. But you don't need to showing by yourself. The leasing fee depends on the agent but normally its around 70% of the 1st month rent. This is not set by hemlane but by the agent. Hemlane just helps you find an agent if you don't have one for leasing and showings.
Hi Late to the game here. How is Hemlane working our for most here after a year? The 2 biggest fees with a PM company is the % of 1st month rent they take and then of course the 10% average monthly of the rental they pocket. So by using hemlane it looks like you still pay the 50 to 100% of 1st month rental fee to leasing agent to show but then don't have to pay the monthly 10% as you do this part through Hemlane. Does that sound about right? Thanks

Any OOS investors have experience with Hemlane from screening tenants to placement, leases, maintenance, response to tenant requires, repairs etc?
Thanks

@Michael Sherrill I’m also looking into both. I talked to Hemlane and they refer you to a local agent for for turnover and marketing. The agent will charge 75-100% of first month rent but will handle all showings, marketing, etc…
They also don’t handle evictions but everything in between looks ok. I’m talking to nestegg tomorrow and will see if it’s the same or they offer a bit more on the beginning and end of cycle.
Hi Khaled, did you end up going with Hemlane Nestegg or someone else? Thanks
