 Thanks Todd. I've been calculating deals like crazy but could use more practice underwriting. BP podcasts, webinars etc...has been a goldmine of information and inspiration. Thanks for your input.

Morgan. I'm a new REI without any assets yet. I'll be using business credit so I'll be able to show proof of funds. Someone mentioned joining a mentorship program that offers a center of influence because it's appealing to banks and sellers. Sort of an alternative to building my own credibility. Any thoughts on that?

 If you've owned anything in the past I would leverage that, brokers are going to look for proof of funds, or a schedule/list of your owned assets. I don't think you'll have a problem securing deals if you can leverage your strong points to their greatest ability.

To do your first deal, I think your biggest pitfall will be destroying the innate credibility that you have by pursuing a deal. Vocabulary and a misunderstanding of the differences between residential and commercial residential are the fastest ways to lose credibility. In the markets that I work and own in, the days of sub-30% down payments are gone in the world of traditional financing. When someone tells me they have a 20% down payment, they naturally lose credibility.

In summary, I would say that good questions are always the fastest way to build credibility.

Kenneth, thanks to you and members of BP, I've established a consensus of relevant inquiries to draw me closer to prospective brokers. One interesting nugget I found was to seek brokers who are also active real estate investors as they'll likely be more inline with the thought process of like investing versus retail. 

@Johnathon New I like the way you think and that has been my studdering block since inception of this journey...is connectimg with a mentor that I can trust to guide me through the first deal. As a military vet I consider myself a fast learning and I'm sure I can navigate future opportnunities thru shear knowledge, persistence and experience. What is KP?

@Richard Shermanlol...that's life I seek. I'm a country boy at heart. Once I become a full time investor I'll also be on a ranch somewhere. I'm going to pursue the 10 unit.
