I'd sub divide, make repairs, and then list it for sale and for rent. Whichever happens first at a pricertain that really makes you happy, but if it were me I'd be hoping for a tenant.

I love the subdivision idea. If you hook up with a builder, I'd be interested in how that goes. Would like to explore new construction myself.

He's not on BP, but if you can get in touch with Matthew Morrow in Montgomery, he's been very successful in REI. Reached financial freedom in 6 years. I think one of his companies is Morrow Invest.

Scope Of Work. Sounds like one I would be interested in myself. If the numbers work (ARV, SOW, cash flow) and the neighborhood passes your criteria, then it sounds like you're on the right side of the line.
