Hey guys and gals, I'm interested in getting my first duplex or triplex, and I'm curious if anyone's got any advice? I have one of each in mind and plan to go look at them this weekend. I plan to finance the one I choose if all checks out ok. Also have a 3unit property with 1st floor office on commercial lot that I'm interested in. Any advice on what to look out for, or any strategies are appreciated. Thank you all.

Thank you for your advice, it's very helpful. I turn to bigger pockets allot, and read most of the books. I'm really hoping to find someone to sit with in person and chat ideas with. There are no meetings on my end of the state, so it's hard to travel to attend.

Any investors willing to mentor here in Eastern CT? have allot going on and could use some guidance.

We are approaching distressed property owners and sending them direct mail. 

We've been sending out allot of direct mail to possible leads in our area and constantly looking for more. We have given a few offers, but haven't been able to land any deals. We need to stay motivated. Any advice on how to stay motivated or become more productive and aggressive? We are from eastern CT. What other tactics can we try?
