@Heather B. Great thread with great insight. Thanks for posting. I’m 44 and just starting out in real estate investing. Like many of you, I have fear of the unknown. However, I’m at a point in my life where I want to be more aggressive. Spending most of my life playing it safe and almost talking myself into believing I’ve made sound decisions. What it really was, was taking the easy way out. Now, I’ve changed and feel a need for personal growth and self fulfillment. Real estate investing is what I want to do and it’s what I will do. Now, I like the nervous/anxious feeling. It means I’m doing something new and stepping out of the comfort zone. As is stated on many podcasts, knowledge, analysis, and education are great ways to mitigate risk. Set goals and work hard to achieve them.

Do lenders have a preference for conventional down payment? I’m considering a conventional mortgage for an investment property. I can use cash or Heloc. I’m wondering if it makes a difference in qualification. Tx.

@Mike Shemp how is the STR market working for you guys? I'm in NJ and will be staying up there in a few weeks. I've been considering purchasing a STR in that area in the past. Do you find the area saturated with STR's? Any feedback is greatly appreciated.

I don’t have any rental properties as of yet. I have a question regarding rental expenses, such as Cap Ex, repairs, vacancies, etc. Do you have separate bank accounts? One account with separations on a spread sheet? Thank you!

I’m looking to force appreciation in an area that doesn’t historically appreciate well. A 15k-20k appreciation would be very high. Does anyone have any innovative ideas to force appreciation?

I'm new and actively searching for investment deals. I have a real basic idea of how to determine ARV. I'd like to know what other investors use to determine ARV specifically. A checklist if you will. Love the site and TIA!
