Post: Income verification for retired prospective tenant

I’m looking for advise on how to verify income for a tenant who is retired.  The information I have so far is a statement from Social Security verifying monthly payment and a pension payment.  Both of these combined do not equate to one month’s rent.  The applicant has good credit score.  The prospective tenant has also offered to pay a full 12 months rent as a lump sum.  Any suggestions or advice as to how to handle this situation?

I'm looking into QOZ investments to defer capital gains on a recent sale of a business investment.  I am trying to educate myself on this investment tool since I have never utilized this particular strategy.  As with other private equity investments, there are many funds out there to choose from.  I would appreciate any thoughts, suggestions, insights or recommendations from anyone experienced in this investment strategy.  Thank you!

Thank you so much for your reply and advice.  Vetting these operators is the most challenging but critical part of the process.  Do you think crowdfunding sites such as Yieldstreet or Fundrise provide any advantage to directly investing with an individual syndication company?

I have been using traditional commercial loans (i.e. 20% down, 20 year amortization) to finance our real estate purchases through a credit union.  The lender has been a good partner but I am looking for potential alternative mortgage options or longer amortization terms given the current interest rates on the commercial loans.  I'm sure I'm not the only one that has encountered this situation and I'm looking for any suggestions / advice.  Should I look into an SBA loan or try to find a porfolio lender that may be able to offer different terms?

Thank you for your reply.  Yes.  I have set up a call for next week.  I’m trying to do my due diligence and learn as much about their company as possible so I can hopefully ask appropriate questions.
