Hey everyone, This is the first time I rented and next time I need to do a better job screening. I found out my tenant was committing welfare fraud recently. The lease ends at the end of June but I was trying to get him to leave early by prorating the rent. No go. He mentioned a few times that he wants to leave at the end but when I spoke to him this evening he mentioned he has no where to go (his parents live 12 minutes away btw). I just got a job offer so I am trying to juggle a few things and my main concern is that he leaves when he's supposed too. Should I mention that I will be selling the home? Should I mention of reporting him for fraud to get him out sooner? Any tips would be greatly appreciated, I found a real winner here. Thanks for any help, James

Good morning everyone,

First off I am a new landlord. On Saturday 4/7, my tenant damaged one of the windows hardware on my property by forcing the window to close from the outside. I have a security deposit to cover this but wanted to check to see if anyone knows an efficient and fair contractor to hire for a crank window repair services. I tried home-adviser and google but wanted to get the forums opinion.

I did get a couple of quotes so far. Feel free to PM me as well if you are more comfortable doing so.

@Filipe Pereira thank you for helping out as this is my first non-renewal and I want to make sure I am doing things correctly. 

I have a lease for a year that ends on July 1st.  I reviewed the lease and I mentioned. "The lease requires 30 days notice to terminate tenancy. FYI, that's very smart to wait till they pay the rent I'm already learning stuff, good call.

Now do you give them something called a notice to vacate? I didn't want to just pull some random one online. I appreciate your time and help.

Good evening everyone,

I am considering not renewing my tenants lease. How many days notice do you give in CT? (I was thinking 60 days) I just want to make sure I am following any laws set forth. Also an example of a Notice to Vacate would be appreciated as well if someone has a good one on hand. Thank you in advance for your help I highly appreciate it.

I did enter the room on the time and day we agreed. To use the bathroom I have to enter his room. I did not remove the sheets to see the hole. This was plainly visable. 

Just wanted to clarify this. Would this be justified? I have consent in a text of our agreement for these days.

Good morning everyone,

First I want to thank you in advance for any help you can provide. I am a new landlord so I want to make sure I am following law when it comes to security deposits.

I am renting out a room and private bathroom in my condo unit and the laundry unit is in the private bathroom which we have an agreement on the time and day I'll do my laundry (enter the room). My tenant didn't take out his clothes from the dryer so I took them out and set them on the furnished bed I provided him.

I notice a cut and small hole going into the center of the mattress that was not there on the walkthrough. I notified the tenant in email and he mentioned "I'll replace it" I than sent him another email below:

"Thank you. The total replacement value of that mattress after depreciation totals around $500. (Original price $800) However,  I have found one on Amazon that's a bit cheaper that would be fine it totals $386.75 including tax. Provided the link to buy* Thank you for replacing,"

Am I handling this correctly? Should I give a date for action if I don't get another response and if the tenant does not replace than state I'll take the $500 from the security deposit? How do I handle this?

@Sal Morello Thank you for sharing, I will have this conversation with my tenant when/if he hands me the check. I think it's important to set the boundaries early on.

@Michael Doherty I can help with this. I have the same situation, the tenant i mentioned is living in a room in my house. I usually just text a reminder on the day the rent is due. (This is kind of a annoying to some tenants, so I have been thinking about using Cozy later, which sends them an email) If you have multiple tenants you can download a scheduled text application for free on android.

Past due:

"This is a friendly reminder that the rent was due on the 1st, please leave the check on the counter as soon as possible to avoid late fees on the 10th." (I also read that it's important to message as many outlets as possible, email, text, voicemail, don't be annoying, be friendly)

Due today:

"This is a automated friendly reminder that the rent is due today, please leave the check on the counter as soon as possible to avoid late fees."

Thank you so much for your advice. I will apply this advice going forward and tailor it. The grace period is a little tricky but I still wanted the tenant to be notified in a friendly manner.
