Thanks everyone, that's right along the lines I was thinking, but it's always good to get second opinions from the pros. I'm also going to try to go one step further and coordinate the front porch furniture cushions to get the entire curb appeal "package" look.

This is my personal home, from which the profits will kick-start my real estate investing business. I've learned so much already and I truly value and appreciate the expert feedback!

Just trying to get some quick input on what color to paint front door...home is 4br, 3.5ba in semi-custom neighborhood, neutral (tan) siding with black shutters/roof, white exterior trim.

I know some buiders/rehabbers go with a standout color, others choose standard white/black, etc.

Any input would be greatly appreciated.

Hi Greg,

I just wanted to thank you for posting your process (and progress). I'll definitely be following along. I think you've already accomplished a ton, especially considering how you've modified your approach and strategy as you've learned. I'm in a very similar situation, starting out with certain investing goals that inevitably change and evolve depending on experience and education.
You've definitely motivated me and I hope to offer the reassurance that we all need from time to time. Keep up the good work!

James

Funny that the topic of a steep drive comes up... I built my current house in eastern NC, relatively flat land in most neighborhoods. My home sits on a corner lot that is significantly higher than most and has a steep driveway. I've actually had a lot of negative feedback pertaining to the driveway/lot when trying to sell. This caught me off guard but apparently others have seen this as well. I think that this can definitely be a detriment in markets where buyers aren't used to hills and lots on steep grades.

I'm a Carolina grad and an avid Tar Heel fan; we definitely had a cupcake today against Elon. And I live in Greenville, NC, home of ECU and a rabid football following. The Pirates pulled out a pretty good win today as well.

Hi All,

What an awesome resource I've found in BP! I've been excited about and obsessively following my local real estate market for years, but only recently started to find the educational resources that will allow me to pursue RE as a serious full-time business. I look forward to learning even more and putting all this new knowledge into action! A little about myself...

I'm in my mid-30's, living and working in and around Greenville, NC, a mid-sized city with a large state university. My actual RE experience is as follows: I've owned three different homes, all as my primary residence. The first I bought in a new construction subdivision from a large "tract" home builder. The second was a 70's era brick ranch in which I renovated and sold. I built my current home myself (sub-contracted mostly) as an "investment". (I was planning to live in it a couple years and then sell it at a profit.) I have some preliminary landlord experience as I've had several roommate "tenants" over the past few years.

My goal in a RE investing business is to start by selling my current home and using some of the capital I've saved to buy some investment properties that I could rehab and turn quickly enough to build some additional capital over the next few years. Long-term I'm hoping to add some buy-and-hold properties that can provide more stability and value over the years.

Sorry for the long-winded introduction. I am hoping to meet and network with other investors in my area (Eastern North Carolina). I've been unable to find any local REI clubs in my area, but there's sure to be some nearby investors out of the nearly 100,000 BP members!

Thanks!

James
