What is the best way you have found to find off market deals? Are we talking just asking around to real estate agents or is using a wholesalers approach of mass marketing or even door knocking gonna be my best bet for finding a good off market deal? Please help!

What are the laws regarding HUD homes. In fact, what is an HUD home? My understanding is that it is a backed loan like an FHA loan but what kind of restrictions or there as far as buying as a BRRR or a flip?

@Maceo Lewis Thanks man! It hit me the other day that I literally couldnt stop thinking about real estate and searching for deals and i really realized this is an avenue i really wanna pursue so im throwing my self out there to hit the ground running.

Hey guys I understand were not supposed to ask for mentors or anything on here and thats not my intention with this post however I was wondering if there would be anyone that would allow me to spend a few days throughout the life of one of your projects just being around and seeing how you work your magic! I am new to real estate investing personally but my Dad has always done rehabs, commercial and residential and my stepmom is a commercial agent at First Western properties. So ever since I was a kid i have had this fascination for real estate investing and even more importantly I've SEEN it be successful so I know it works. Currently my dad isnt doing any projects because he oped up a classic car restoration garage(Poor him, I know) so I dont have direct access to an active flip. If there is anyone out there who would be willing to let me come by and just check out your process for a handful of days it would be really appreciated and super beneficial for me now that I am beginning to see real estate investing as a viable and exciting avenue for my own success rather than just something my Dad does for work. ANYTHING HELPS! Thanks BPers!

@Brad Smith Thanks for the help, do you have a non-bank source that you recommend?

If for whatever reason I choose to use a hard money loan to acquire a property and do a rehab and I want to REFI through a bank to get my money out and pay off the new loan at 3 or 4 % versus 10 or 15 percent with the hard money, is that a difficult process? Would it be basically like applying for a new loan as if I hadn't already bought the house?

Hey guys Im looking for my first flip in the Tacoma area. Im Either looking to straight flip it or refi and rent out after the flip. If anyone has any leads on properties, or advice I would love to hear it!
