@Josh Hickman it's not an appreciating market but good for basic boring cashflow. The low purchase prices and rent to income ratio work for my investment model. Got a couple of base hits (12-14%) CoC returns.

@Jay Hinrichs are you still flipping in Kokomo. I also use CRM (Chris) to manage my properties there. Purchased 2 SFHs this year and looking to hopefully get 4 in 2021. 
Interested in your short list of contractors. Good people know good people.

@Tricia O'Brien yes I would recommend them and they currently manage two of my SFH properties (long distance investing). They are fairly responsive but like @Ben Gordon said they don’t really hunt down properties for you just manage them. DM me if you have any questions.

@Roger Devore wow this post was almost 2 yrs and I would still agree with you. CRMs team seem to still be the best in town. They currently manage two of my properties and I am looking to add at least four more in 2021.

Thanks, for sharing that @Peter Korty. As a newbie, you feel like you don't want to insult the seller as funny as it sounds. The more content I listen to, the more I feel okay with aiming low but knowing my threshold. Knowing that 55-60% works for you makes me more confident of the ballpark number I should keep in mind.
