Post: Addition for a Duplex

Hey guys,

Currently evaluating turning  house into a duplex. The proposed area an addition would be added is where an old deck exists and will need replaced. The issue is the house has varying degrees of roof pitches and I am having a hard time picturing how it would be done.

Basically, looking to build to the right of the picture view, where an existing deck is. Appx 500 sq feet.

Don't mind the pine needles they were cleaned off.

Hi All,

Curious how you would handle this.

You purchase a surveyed bare lot with markers in the ground. An adjoining neighbor has various items stored on your property (trash items,  a trailer etc). Neighbor also has been driving across your property to access a corner of theirs.

You send the neighbor a nicely worded certified letter that you are the new owner, you intend to develop the site and are installing a fence. You intend to build  fence in two weeks, so they have until then to remove their items and quit driving across your property.

They elect to not sign for your letter, or remove their items. The deadline day comes, do you simply go to developing the lot and throw the stuff away or what?

My lot is 100x100 I am located in the middle of neighbor A and B, bordering me on the E/W.The 12x100 piece that Neighbor A own's is to the north of my lot.  It connects Neighbor A and Neighbor B, however Neighbor B has been using my lot to access it.

I am leaning towards the same thought, however I am curious as to what recourse I will have should Neighbor B, decide to not remove his junk from my property or cause a ruckus when I go to install the fence.

Anyone ever dealt with a neighbor/property line dispute? Purchased some property from an elderly couple, who never got around to developing it. They were also tired of dealing with the neighbor.

Own a flat surveyed vacant lot, behind my lot is a small strip of land appx 12' long by 100', the edge of this section is a pretty steep embankment.

Neighbor A owns it, and lets Neighbor B park on the small strip.

Neighbor B has been using my lot to access it, as my lot is bare/ vacant. Neighbor B has left garbage/junk on various sections of it.

Recently I have sent a letter to Neighbor B, nicely telling them I am going to be developing the lot and installing a fence. They need to remove their "items" from my property, and refrain from using it to access this "strip." I told him the fence is going up in 14 days.

I have been wondering, what exact options do I have should the Neighbor decide to not remove his stuff, or B. hassle me when I am installing the fence.

Thanks!

Post: Fence Placement on Property

Evaluating the placement of a fence on a property. Code allows for it to be placed on the exact property line. State late stipulates that if it is exactly on property line the neighbor gets a say, and can also be billed for a portion of it, and taken to court if not paid.

What do you typically do for your fences? I am thinking of spacing it in the property line 3-6" or so, to avoid hassles. Curious though, if I would be asking for some difficulty with my lot being below standard since it is fenced in less.

Thanks

Curious as to what you guys typically use for lenders? Mortgage brokers or some type of community bank?

I like the personal relationship with a local mortgage broker and the only way they get paid is if the deal is done. Albeit you do pay more for it.

Curious as to if anyone has added RV provisions to bare city lots w water/sewer provisions?

Dealing with an RV friendly city, and trying to get some basics down.  IE spot sizing, angling etc.

I know the usual goal is large mhp/rv parks, but lots are cheaper and easier to get.

Thanks!

Post: Land Contract for Deed v Trust Deed

Am evaluating the purchase of a bare piece of land from a family member. Terms/price are good.

Do I want a deed of trust or a land contract for deed? Will be amortized 10 yrs, with 5 yr balloon.

I assume a title inspection would be smart?  Anything else I need to get?

Thanks!
