Legal Question Neighbor Using Property

Hi All,

Curious how you would handle this. 

You purchase a surveyed bare lot with markers in the ground. An adjoining neighbor has various items stored on your property (trash items,  a trailer etc). Neighbor also has been driving across your property to access a corner of theirs.

You send the neighbor a nicely worded certified letter that you are the new owner, you intend to develop the site and are installing a fence. You intend to build  fence in two weeks, so they have until then to remove their items and quit driving across your property. 

They elect to not sign for your letter, or remove their items. The deadline day comes, do you simply go to developing the lot and throw the stuff away or what?
