It is acceptable form of down payment as long as you are dealing with a realtor.  I would never send a check to any of the auction companies, you may never see your money for a long time

I have used quicken rental property manager for quite some time. Have 25 units and with one entry it puts things into several catagories automatically. Shows tenant payment history and balance due plus will print out income and expenses report and a yearly tax statement.Does a lot for a simple program

No dont want to do that just wondering if it might jar them into trying to pay or maybe even get in contact to make arrangements. Have several who have said they would pay certain amount monthly but never came thru. Thought if IRS was involved might shake em. Those few probably wouldn't care anyway

Can you legally send a past tenant whom you have a judgement against from small claims court a 1099, is this kind of like some credit card companies do when they settle for less than owedI

Sounds to me like you need to get a different broker. I have bought lots of properties no money down and gotten cash at closing

I have several properties leased to college students in a small town. I have never had a problem with any of them destroying anything. Most students who want off campus lodging are usually working and are more interested in their studies than partying.I have had parents co-sign on the lease and the rental app has places for their information. Leases are for 1 year and some students leave with several months left on the lease however they continue to send the monthly lease payment. I have one house right behind my residence leased to students and you would never know they are there.

Section 8 can be good or bad. You are responsible for screening tenants just like non sect 8. You are not required to accept tenants if their applications are not what you would expect. Have had several Sct 8 tenants over years most turned out to be OK .Some people just having hard time with single parent with kids in this economy Some working but not making enough money to pay expenses, and trying hard to get ahead.Sect 8 is required to make yearly inspections and income verification of tenants so there are no problems.

I never send an actual check with any bid to auction.com. When placing bid I send a copy of my company check made out to the local title co as a deposit , that way you dont have any problem getting your money back if bid is not accepted. If your bid is accepted it is covered at the closing

IF you look at the first post I asked if anyone knew of the company and had any info about them. I never mentioned any other company by name at any time. I figured someone one the forum had had some knowledge of the company and could give me some insight into their programs. I am always leary of out of state lenders who contact you out of the blue. Too many scam artist out there nowdays. Just trying to get some information
