If you're an individual (not a hard money lender) and have wanted to invest in real estate I'd like to work with you in an equity deal. Meaning I'd purchase a home and rehab it and I'd make 50% and you'd make 50%. Something like that.

@James Wise Nope.... You only think they're pretending because you assume that. Did you know by law if I put a house under contract with intent to buy and then afterwards I change my mind for some reason and would like to sell that contract to someone else it's not illegal or bad? You my friend, going behind peoples backs is the very reason why wholesalers use memorandum of agreements to shut your naughty business practice up.

P.S. I know how you think they're scammers, and I sorta feel that way too about them. But I'm just saying if someone literally got a house and changed their mind and sold that contract it's not bad. Even though we all know their intent we can't prove it in a court of law.

@Joe Villeneuve No the truth is no one cares. Real estate investors are some weird arse greedy (hate being told what to do sorta people) you'll find the people that wanna help you learn and hold your hand at the local food bank.

I've learned first hand when I was trying to learn everyone of these people is only in it for themselves. It's learn on your own here and figure it out or be left to the curb. So that's what I did. Books are ur best bet. Gurus don't work or YouTube. Actually YouTube is probably one of the worst things you can do, but a few light bulb moments might happen. No one would partner, no one wanted time of day, so I killed myself and went full caveman mode and saved up money and bought my own house......

No fancy this, no fancy that. No stupid partners. No stupid anything. Barbaric caveman buying something with money.....

I've actually gotten to the point where I don't want to partner with anyone ever. That's probably what happened to everyone else. Good luck. Try books honestly. Audio books are good too.

@Carmen Severson I understand what you're saying. You're making good points. I understand the value of education, which is one of the most important things. It's true no one can learn anything until someone steps up to share their knowledge, whether in a book, a speach, etc. Courses do have value. I've asked a lot of people how they got started in real estate, and they said, "oh, we bought such and such course." Courses do work, and I'm not saying don't educate at all ever. But if all someone does is educate then they have a lot less time to focus on their real estate business. For me, most of the stuff I learned was online, then when I bought a course, it turned out I already knew and heard everything they were saying beforehand because I had already found it online first, so I basically waisted money, aside from some contracts that were helpful. There can definitely be value in someone teaching obviously, that's the only way anyone knows anything is if someone else shares it.

I've just noticed Sooo many people who get into real estate want to teach it and become some sorta guru. I'm honestly not sure why this happens so much. My uncle owns a billion dollar real estate company and just took it public, and I guarantee you he's not 'teaching' anyone. Maybe if the people that are waisting so much time teaching, instead spent their time and resources actually growing their business and making it better, they'd be a lot better off.
