I am looking at bringing on an investor to help with he down payment on my first buy. How would one structure a deal with an investor? Assume the investor contribution was 10% of the purchase price how would I structure a repayment plan and what kind of gains would an investor expect in return?

Thank you for the pic comment. Thats not gray hair in the pic, my beard froze in the first 5 minutes outside. My 10 year old daughter took that pick while we were feeding our livestock on a -40 degree fahrenheit morning in North Dakota. I miss those days.

I am curious if there are any lenders out there that will do 100% financing based on a properties ability to cash flow? This will be my first investment property other than my house that I couldn't sell and decided to rent out. I currently do not have extra funds for a down payment and am working my way out of debt so my DTI is a little inverted at the moment.

He messaged me after I followed another investor. I didn't know he was charging anything at first but after a series of questions he did offer a coaching class at $900 for 3 months. I walked away. Thanks for the help.

Congrats on joining and looking into options other than grinding out the 40/40 plan.  I would suggest listening to some BP Podcasts for different stories from investors of various backgrounds and goals.  Real Estate has many different options and trying to identify what works for you AND your wife is important.  I also recommend "The One Thing" both the book and more specifically the free goal planning guide for couples.  As you begin this journey being on the same page with your spouse to me is the number 1 thing.  We are making things happen now but when I first suggested investing in real estate to my wife she wasn't that interested.  As we make progress and take steps forward I realize I didn't work enough on sharing my vision and WHY with her.  Hope this helps.

I would suggest looking for meetups and investment groups in your area, as these are a great way to not only learn but network as well. You can look for those by going to the BP Forums, enter the filter "Real Estate Events and Happenings" as shown in the photo below. Then you're able to put in your city or zip code and a radius that you'd like to search within.

I also advise you to interview investor agents and find one that best meets your criteria. Investor- Agents have a better understanding of profitable locations and help you understand numbers. They also have connections to contractors, lenders, and many other people that can help reach your goals.
