Cash invested: $45,000

SFH was on the market for 200k, got the sellers to agreet o$150,000 in the process of repairs and turnaround hoping for a tenant by April 15-May 1

2nd Deal that I did, I'm starting to feel very comfortable in the SFH space in this area. This was bought on the MLS and was able to get such a good deal by taking advantage of a stale listing on the market. This house was up for 85 days+ had bad photos and was tenant occupied, but was able to get it vacated upon signing contract and renovated. It was rented out within the same month as purchasing.

Instead of trying to get intros to total strangers, why not search for top producers in other Compass offices? You'll share a connection through Compass and will probably have better chance of finding a mentor.


 Yeah I'm trying to target agents in outside markets because in my head, real estate is real estate no matter which market you're in. So I was under the impression that someone in an outside market is more willing to allow me to shadow them because they're not necessarily teaching their competition. But appreciate that I've been reaching out to other agents.

@Mohammed Rahman shared some great advice regarding connecting with agents in your office/brokerage.

In my short time involved in luxury RE, I've seen the powerful effect of an agent's network. Keith Ferrazi wrote a great book called "Never Eat Alone" where he discusses, among other things, how to 'connect with connectors'. Its a concept illustrating the compound effect when one strategically looks to enhance their network with 'connectors' aka people who's main intention is to be a resource for other high net worth individuals. Examples of connectors are fundraisers, lobbyists, restauranteurs, recruiters, and others. This article goes into more detail and if this is of interest to you, I'd recommend the book.

Another good way to break into luxury is to begin scheduling condo building tours in your market. Property management companies and exclusive brokers who have listings in these buildings are typically eager to get more exposure for their unsold units. Using Social Media platforms with algorithms conducive to organic reach (i.e. tik tok and IG reels) is a great way to leverage these building tours for potential buyer leads.

Hey man,

Being relatively young and a broker in Manhattan I know from experience your image has a lot to do with peoples initial reaction of you. If you're meeting clients for the first time or pitching a deal being young is already a tick against you. Image starts the conversation but your knowledge carries the conversation.

Now with that out of the way I'm not saying blow everything on fancy shoes and nice cars for the initial impression, all I am saying is just be presentable and look sharp! There is a time for nice cars and nice clothes focus on the work first and you'll be fine. Good luck man!
