I am currently using REIKIT and there are some items that need polishing.

1. If you want to understand lien history, there is a limit to how many they will automate. I hit the limit without any data being returned.

2. The data feeds for properties often needs to be retyped such as sq footage, number of rooms, etc.

3. Really need a mobile version. especially when you are researching a property.

4. No ability to set defaults for items like laywer fees or commissions. The ability to have default expenses such as cost of a dumpster is not there. and you will need to add to every investment manually.

5. On more than a few posts to the marketplace, they advertised free leads but this is not true. 

6. Would be great if there were a way to import from auction.com and similar sites instead of having to retype.

I have ran across individuals who flip houses and am curious as to what techniques they use for tax filings when they are not incorporated under an LLC or S corporation? When an individual purchases a property, how do they track and account for expenses required to upgrade property and such that capital gains reflect this?

how do I find local Lenders in my area for free?

Generating leads and working them is very time consuming. Many people try to shortcut the process by purchasing leads and come to learn that they will pay a lot and have to expend a lot of energy converting those leads into deals.
