I second red fin.  I found a multi not on the mls that I'm working on getting but the best deal I've found on the mls in everett was for a multi that wasn't listed as a multi it was listed as a single family but it had 2 houses on one lot.  I would have lived in one and airbnb the other or rent it to traveling nurses, its  a block or so from providence but i couldn't act fast enough to seal the deal.   Im being VERY tight lipped about the off mls muti until i know for sure that i can't get it.  If it doesn't work out for me ill be and sure and spill the beans.

House hacking is how i got started.  As far as being ethical renting to a friend while you live for free, your taking the risk by securing the loan.  I used a va loan to get my first house hack so i can't speak on the 203k.  If you can do it and the numbers make sense.  Pull the trigger.

Welcome to the forum.  I would strongly encourage you to listen to the podcasts.  They are full of a wealth of knowledge.  I live in everett and I'm getting ready for my next deal.  I'm a multi family investor though 2-4 units.  There are a few re investor meet ups but I have yet to make it to one.  Check out meetup.com 

Not sure if your planning on doing longer live in style flips or quick in and out.  Good luck in your endeavors.

Yeah my personal experience is the va doesn't care how the mortgage gets paid after the first year and really they never bothered me about it inside my first year.

Welcome to the forums.  I am also a house hacker in oak harbor.  IMHO oak harbor is going to be over priced here very soon to have a four plex cashflow.  That being said though stranger things have happened.  Hit me up some time.

I would just make sure the numbers make sense for you.  Is there enough cash flow after expenses to make it worth it. Just my 2 cents.
