Isn’t manhattan a college town? Not sure if that’s a good thing or a bad thing as far as str rentals go.

I’m a huge proponent of furnishedfinder.com you can furnish a room for pretty cheap. This site appeals to travel nurses and other travelers I had one person stay for a month while training at Boeing. Nurses stay for3-6 months. I’ve had great experiences. Treat them like normal tenants as far as screening but I always pay the screening fee.

Plus you can use this site for comps.

Way less hassle than Airbnb

I use my normal residential lease even though most of it is not applicable since I pay utilities and do the lawn care.

One last tip people coming to stay will be coming from out of town so having a virtual tour so they can walk through and get a feel for the space before they make a decision has helped us out immensely and sets us apart from the competition.

Check out renting to travel nurses. I’ve had really good luck renting to them and I use furnishedfinder.com. Doing that with 1 of the units would help diversify your asset.

That sounds pretty crazy. I would be worried about covenants that say no renting, short term more long term and, I avoid hoas because of this, make sure the hoa is well funded but for a property that large I have no idea what the magic number would be. Sorry I cant be more help. I doubt the army is going to garrison your unit to fix a swamp lol.

Anacortes is awesome man. I have a duplex in oak harbor and the base in Hawaii being shut down was news to me, good news.

@Chris Armantrout they were koetje but they bought out another management company and changed there name. Congrats on your purchase that base is growing and rents have risen alot.

I posted a link but not sure if that's allowed. There is a lake front property on Lake Campbell in anacortes for 100k$ Thats about 40k to high in my opinion but see below.

I was working on a deal for this property. It's 1.5 acres but like 1.25 of it is underwater. It's zoned recreational. My plan was to build a tiny house barge, barge is like 8k, the tiny house I hadn't come up with a hard number yet but hoping for around 12k. It would be off-grid which I think is totally possible for a small cabin with a sleeping loft, use an RV fridge and toilet, propane instant water heater, and propane heat. The microwave could be run off a solar generator. 

I hit up a marine waste suck out company in Anacortes to see if they could suck a waste tank out on that lake. No response yet but it seems doable. Have water trucked in for the sinks use filtered lake water for the shower and toilet.

I was ready to do this. The owner is willing to carry a note and potentially first right of refusal at his 3.5 acres on the the other side of the highway. I "thought" I could get 4-600 a night on air BnB for the 6 months that is allowed to be occupied on land zoned recreational, but I'm not seeing anything up there that supports those prices.

There are about 25 yards of dirt between the highway and the lake so berms for sound reduction and possibly if the county would let you, a better turn out/merge lane to get onto the highway. 

I was working on figuring out sound reducing material for the cabin with my contractor to eliminate the road noise.

But to me, it's not worth it to me for only 200 a night.

If you can make this deal work for you just let me camp there a few times in the off season. Its a beautiful lake and really close to deception pass and mount Erie.
