Ok wholesaler experts I have a 2-part question for you. I have a house under contract that I plan to wholesale, and the seller is very skeptical of me putting a lockbox on the house to let 'contractors' in before closing due to insurance liabilities. I want to know what's the best way you have found to A: show the house to other investors you plan to wholesale to under these circumstances and B: explain to the seller that I may not be the one that closes, and that is the reason I need to have access before closing.

Any advice would be greatly appreciated.

Dev Horn Dave T Thank you both. I am referring to direct marketing costs ( lists, stamps, envelopes, fulfillments etc.) Website expenses, and bandit signs were payed for this year as well. While I do in fact have income from work this year, none of it is a result of the marketing. I have saved receipts for all of the related costs I have incurred. I just don't want to spend all of the time and/or money to input everything come tax time if it will not count.

Quick question to those who know the answer. I have heard many different responses, so id like to see what everyone thinks. I have spent roughly 22k this year on real estate related expenses. 15k on 2 credit cards for a guru course -no judging please :-) - and the rest on marketing. I have not created an LLC or any other business entity as, and I have no profits as of yet. Is any of this tax deductible, and if so how is it worded and what category does it fit into? Thank you so much in advance.

I lived in San Marcos for a year and then in Austin for a little over a year way out on 2222. I miss it down there. It's freezing in Chicago!
