Taxes for marketing and guru costs

Quick question to those who know the answer. I have heard many different responses, so id like to see what everyone thinks. I have spent roughly 22k this year on real estate related expenses. 15k on 2 credit cards for a guru course -no judging please :-) - and the rest on marketing. I have not created an LLC or any other business entity as, and I have no profits as of yet. Is any of this tax deductible, and if so how is it worded and what category does it fit into? Thank you so much in advance.
