Hi, I have a my neighbor that needs to sale her home which she owns, no mortgage. Home is worth about 500k to 600k and needs TLC before it can hit the market.  Homeowner is selling bc of financial constraints (owes about 200k, can't afford 17k property tax). She knows that she'll get the most out of it but advertising of the market but after she pays her creditors she's only going to be able to afford a coop and the financial issues are prone to reoccur. Knowing I invest, she's asking if I'm interested in helping e.g. give her 200k and allow her to live in the home almost free of charge. Any thoughts as to how I can structure a deal that would be beneficial for both of us?

Thanks for all the replies so far. They are currently not under any lease agreement, so they are basically month to month. I just closed on the property. I reviewed their prior lease, on tenant has 2 boston terriers and the other tenant has a mix breed that "resembles a pit bull." 

I'm a new owner of a multi unit property in Albany, NY.

For insurance and liability reasons I am not allowing dogs.

Two of my tenants currently own dogs which the previous landlord allowed. 

What are my options and how do seasoned landlords recommend I approach this situation.  They are currently on a month to month basis with no lease. I am also afraid if I ask them to leave they will stop paying rent all together and I'd be stuck with both unpaying tenants with dogs during this eviction ban.  Any thoughts?

I am Newbie.  I just closed on my first rental property in Albany yesterday. I know tenants pay there own electrical bills and I think I'm suppose to contact utility companies.  Do I contact gas, water, garbage and electrical and place them all under my name?  Do I need to register with the county as a new landlord?  Thanks

New out of state investor. I would like to know the thoughts of those familiar with Xenia Ave, Dayton, OH 45410.  I am evaluating a multi unit property there for about 140K; house may need some work but reportedly 7 units; reportedly a total of $4200 monthly before expenses.


What's the 411 on the neighborhood?

What are your thoughts on the deal itself?

Im looking to build a team on the ground as well, any one interested in property management, if I decide to pull the trigger?
