@Jon Schick Copy that. I'm going down the list and making calls. Seems like calling gets a better conversation than email, so finding a lender or lenders will be a bit of a manual/analog process.

@Robert Ellis Competition makes entry more difficult, but seems like a good thing once you're in as you're more likely to see gains in appreciation or rent increases. At least, that's my observation with zero deals under my belt.

Fantastic to hear! I'd imagine the main challenge would be in finding deals, as it seems the market is pretty competitive. Not sure how fair that assessment is.

Hi BP folks,

I'm hoping to become a new investor from Seattle looking to invest in the Columbus area. I was swayed by the broader fundamentals in the market (pop. growth, jobs, etc.) coupled with the fact that I'm priced out of investing in Seattle.

I'm hoping I've got the order of operations right here -- I figured I would start with lenders to see where I'd be in terms of budget by using the marketplace/Googling. After that, I'll connect with agents in the area to see what deals might be in the price range and to get information that I don't have as a local. Regarding strategy, I'm looking to scale quickly which likely means a BRRRR strategy, and I'd likely start with SFH buy-and-hod

Does that sound like the right steps to start? And is Columbus a reasonable market to start in?

Appreciate any advice you have out there!
