@Thomas Quinn You bring up a very good point. My thought is that this would work best in the higher end areas where the state mandated maximum rents for low-income units are so far below their restrictionless counterparts.

Hi @Rob L. , I have not called around for quotes yet. I am just starting to research the issue. It would be nice to find a legal way to do it. I will let you know if I find anything of merit. With those strict maximum rent limits in low income units, it would be nice to somehow eliminate or minimize some of the monthly variables.

Hi @Steve Skalski , from a full time career firefighter in Massachusetts. In addition to networking with investors on Bigger Pockets, have you explored the idea of teaming up with a few guys at the station? I know that a lot of guys at my firehouse often talk about real estate and home improvement. Not to mention the fact that the television in the company room is often left on HGTV and DIY channel. No doubt a lot of the guys also have a lot of experience in different trades as well. You probably have already thought about it, but it might be worth reconsidering. If a few of you jakes could partner up and get together a chunk of cash, it would look a lot better to investors if you already had a down payment and a bit of a war chest.

Using Kilz will help to cover the smoke color and even odor sometimes. I would still disclose it, but it will look better.

I think you are on the right track. Many years ago my wife and I moved in with my parents in order to be able to save up enough to do just that. Less than two years later had more than enough saved to cover down payment and rehab costs. Having that war chest will also make you look a lot more attractive to lenders. It is not as glamorous sounding as no money down financing ideas, but it feels a little safer. While you are saving up, you can always still be on the lookout for the attractive deals. It also gives you a little more sense of security to know that you have quick access cash if and when needed.
