@John Underwood @Bill B. thank you for the replies. My situation makes it so that renting it from myself would be favorable. 

The unit I would live in is bigger than the other unit so that solely just collecting rent from the other unit would not allow me to live for free. 

Secondly, my wife works in real estate and we actively manage all these properties. Our properties cash flow but show paper losses after depreciation,  mortgage interest, taxes etc. while it wouldn’t make much sense if we weren’t real estate tax professionals, this alllows us to deduct the losses from our personal income seemingly making it ore advantageous to do it this way.

I own 3, 3 families town houses in Brooklyn that are used solely as investment properties. I plan to buy a 2 family that seems like a good deAl and good property. My question: can I set it up as a rental property like my other 3 then rent one of the units from myself (and the other unit  free market) and take advantage of depreciation etc? 

I am reading a lot of conflicting information on the matter. Would love some more input!

Hi all,

I have been looking for a standard way to structure a real estate investment for buy and hold deals but have not really found any.  Basically, if i raised money from outside investors for a buy and hold multifamily investment, I would like to know the standard way to structure this type of thing with details about how each person would get paid including the sponsor (me).  

Saving up for my second multifamily is going frustratingly slowly, so i have begun to try to educate myself more on this matter!  Thanks in advance guys

Hello BP community! 

It was certainly life enhancing to find the Bigger Pockets podcast, and equally so to find they had a website as well!  Since I moved into my first investment -a 3 unit multi family townhouse in Clinton Hill-I have been tuning in quite regularly to the podcast on my quick commute to Manhattan.  I was excited to learn about the online community that existed both to learn about the industry and hopefully collaborate with people similar to me.  I am 30 years old and along side two partners purchased a 3 unit town house of which I am the sole manager.  My GF (one of the partners) lives with me in the smallest unit and shares my passion for real estate.  Would be very interested to meet up for a beer/coffee with any one in the area who has a similar profile to me, or simply just has the passion I do.  Look forward to being part of this online community!
