BP is completely awesome and I am new on here as well.

I am in south Florida and I collect precious metal coins from Australia.

Never been there yet though.

Property managers here in south Florida are like anywhere else in my opinion. Extremely difficult to find a good one that cares even 50% of the level you care for managing your investments. 

Many property managers I have met here are really eager to jump to me and say they would love to work with me and that they are the best.

I was actually so frustrated that I had to develop my own company to help my clients and myself. I did it reluctantly at first but maintaining control in the property management process is important. 

The truly crazy thing is its easier for me to manage a larger property, 100+ units, than the smaller units. With the larger units I can develop redundancies in management, materials, etc. and the property can afford a dedicated team.

The smaller units might throw off the same return (for an example 10%) but the income amount is smaller so you are looking for an experienced person who is great with people and your investment which is like finding a unicorn :)

@Patty Cox its awesome you have found a great spot in Baltimore.

Here in south Florida I have more deals then investors to work with :)

We have great flips and buy-and-holds currently.

I dont know anything about Baltimore, the only other place I have invested is Tennessee.

Its all about sales confidence at a young age.

I was 24 when I passed all my tests and became a financial advisor and started working for Citibank. You cant tell from my picture but if I shave my face I still look like I am 15 so I used to have to sit across from potential clients and tell them why it was a great idea to let me manage their $10 million dollar retirement. :) 

Very challenging to say the least. I don't think I had a single meeting in my first 4 years without someone talking about my age or experience (which was just another way to bring my age up)

You have the best idea now, start early and pursue your passion.

As long as people know you are honest and want to do the best thing for them, they will appreciate, trust and work with you at almost any age.

Hello BP!

Wanted to reach out and see if anyone on here was involved in any real estate success stories in "different" areas. BP is always awesome but the majority of the time on the forums I read about single family flips and buy and hold multi-family units. I do that my self and for my clients and love it but I am looking for different scenarios for this post.

When I was a wealth manager for Morgan Stanley one of my clients was the "king of trailer parks". He owned 23 across the U.S. and although I cant give too many details, he clears after-tax about 900k a month.

When I found that out my jaw dropped. Not because he was the wealthiest guy I worked with but I never considered trailer parks in my real estate investment strategy to build wealth.

He had a manager on each site that collected rents, dealt with the city about electrical and water hookups, etc. but my client didn't really do anything except scout for other opportunities and spend about 5 hours managing his trailer park empire.

Again not the richest person ever or anything but he worked about 10 hours a week and had almost no stress in regards the parks.

He was also a guy like me that had been brought up very poor and did it himself, which was pretty amazing.

I had another client who owned self storage facilities and it was a similar story. 

I love working in real estate doing flips,buy and holds and working with clients but I was just curios what other types of cool things were out there.

Anyone do or hear of any other RE strategies that some would consider "different"?
