Hello All,

I joined Renatus 4 months ago and it is the best quality education I have ever seen. With no RE background and a full time job I was still able to create the right entity I needed, develop a powerful tax strategy, found a partner to invest with, and about to close on a rehab where we will both make $25k+. The mentoring is amazing. Its like an ecosystem, meaning anyone I need to do a deal, is here in the community (title people, attorneys, brokers, accountants, private money, hard money, etc) The affiliate program is optional. But I thought it was a no brainer. If I meet someone who wants to do what I do, I share the same opportunity I had and get a decent "thank you" bonus from the Education company.

I hear some people had a bad experience, and I'm sorry to hear that. Mine has been nothing but great. At the pace I am going, I will be firing my boss at my JOB in about a year.

@Jennifer Rysdam Hi Jennifer, your post inspired me to get into MF. I am new to investing and wanted to know how did you come up with those creative terms? My challenge is having little cash to play with up front. About 15k. I have more of I borrow from 401k. Seems like all multi's require 25% down unless you live in it. Any advice would be greatly appreciated. -james

@Ladd Brunner Hi Ladd, Your post inspired me. I am just getting into the game and want to start right into multi. How do you approach an owner about seller financing? Do you offer terms up front? What kind of terms? I want to do exactly what you did getting into multi family but my current lender required 25% down for everything above single occupancy and after 1-2 deals i would be out of cash. Any advice would be most appreciated. - James
