Hi @Juan David Maldonado -- That's a good question. Just like the folks above, my team uses Mojo Dialer as well! Not necessarily for time tracking, but that is a nice side benefit as well

More importantly, you can call anywhere from 8x-10x faster when using a dialer. I've found Mojo to be effective, and it has a built-in CRM. We make ~15,000 calls/wk so this is an absolute must.


Finally, make sure you trust the team that you hire. I have a fantastic group that works out of Bangladesh, and we treat them like family. We have frequent team meetings, and they are absolutely pivotal to my business. I'm happy to refer you if you have any interest.

Hi @Ron Greenberg — That’s a great question. The answer is absolutely!

It benefits you in 3 big ways

1. You are developing an incredible skill set for comping, renovating and analyzing deals

2. You are closest to the deals! This is huge!

3. You are building up capital while doing the two things above. This will help you to invest in the deals you are finding — The big players in this space say “Keep the best, wholesale the rest”.

@Katelyn Atcavage Robideaux great thought. It's actually very straightforward, I have realtors who bring me fantastic deals on properties that are a bit strange for the MLS. Rather than ask their clients to spend a bunch of money fixing a place up (or the sellers are on a short timeline), they know we are happy to work with properties as-is. It's probably the easiest sale that realtor will make, and they are happy to do it.

In terms of disposition, there are great opportunities for agents to bring you investor clients for properties you have under contract. You may need to get more creative with the partnership to make everybody happy!

Lots of interesting thoughts here. I would strongly suggest you get that first deal with zero help from VAs. You will grow and learn soooo much faster making those calls yourself in the beginning. Ok preaching aside, here are some ideas

- The place to save is not on skiptracing. I use batch skip, there are a few other go to’s and I would not use any manual function as it eats up your precious dialing time

- That strikes me as too high for VAs. You can pull an absolutely excellent team for less than that if you do some digging, I might even refer you to my own team if you'd like. It's a VA company rather than hunting down individual VAs

Post: Propstream: Avoiding Duplicates

Love this question - when you like to maximize your dollars, you think about things like this!

Propstream actually won’t double count your saves or exports if there is a duplicate property. The problem comes when you skip trace, you’ll run each lists and those duplicates will get skip traced twice (and you’ll pay twice). 

There is an answer! Scroll to the far right and you will see an “on lists” column that will show how many lists a particular property is on. Filter on anything more than one and delete those entries from one list or the other

@Jacob Joseph -- 100% get it under contract first!!!! Locking it down is the biggest hurdle by far, it sounds like you are confident that the seller is ready to go -- I can't even tell you how many crazy things can happen before pen hits paper.

That being said, make sure you are protected with an inspection period! That is your time to market the property to end buyers. I honestly wouldn't be too concerned about folks going around you (I think this is often overblown, however many facebook folks are not true "buyers" but rather other wholesalers), my main focus would be ensuring you actually have a deal to sell.

Hi @Harris Ramirez — There are a few creative ways to find buyers for your deals. I would focus on finding a small handful (3-5) who you can pick up the phone and talk to anytime. A misconception is that you need a 1000+ buyers list, just a few tight connections who will help analyze your deals is all you need. A few ideas 

- As mentioned above, networking on Facebook can be great. One caveat is that many of the ‘buyers’ are actually wholesalers looking to daisy chain your deal

- Run through Zillow or Redfin and look for properties that have sold recently that look like flips! Get in touch with the agent or find the sellers contact info directly 

- Check the BP forums for people in your area doing rehab work and reach out



Having a deal to discuss is always a plus, I would certainly focus the lion share of your energy on finding that first deal. I made a short video on how I did my first, I’d be happy to share if you ping me.

Hi Lawrence -- I am also here in SD, and I run a deal sourcing team in Colorado. Mostly due to price point, I decided to choose a remote market and we've had quite a bit of success recently. I'd be happy to run you through how we do things -- I've also considered breaking into the SD market recently and there may be some nice synergy here

Propstream is a great place to start! It’s 100/mo and you can pull 10,000 properties each month (just do it once until your business spins up). Driving for dollars is another great, low cost option. 

To be honest, I’m a caller — and each person I speak to says they have about 1001 mailers sitting on their doorstep that they never look at. Build up the confidence to give calling a shot!

You do not state if this is for a rental or owner occupied.    

Look at prefab granite for the counters.  The quality of work on prefab is not great, but easily sufficient for rentals.  If I owner occupied in b area or below I would consider this as an option.  Do not use prefab in B+ or above class (and maybe not b class if owner occupying)   

For cabinets look at better cabinets and granite or h cabinets.

 Yes, great point Dan. The townhouse is a rental. It is in North Park, developing fairly quickly but nothing I would call 'luxury'.
