@Scott Mac I think that is an excellent two cents! I am gonna start today with good ol fashioned pen and paper to start measuring contacts, leads, and opportunities.

@Theresa Harris Absolutely. We need those properties that need close to 6 figure rehabs. Im fortunate enough to have the funds from the company to do that! Its cool being able to have an abundance of capital to make moves with. @Sean McDonnell To expand they talk about having time, money, and deals in order to create success. I have the time, my company has the money, now all I have to do is find the deals! I may just have set personal expectations that are unrealistic and need to adjust and focus on lead measures.

Which would you choose? Failure or success? Success is what I am looking for, but I will choose failure in order to learn and grow. I work for a company that acquires real estate for a holding company and I am running into the same problem that I am sure the majority of real estate investors are facing right now....finding deals that are worthy of purchasing. With the current market being one of the strongest sellers markets we have seen in recent history and my job title being "Acquisition Specialist" what am I missing? I have reached out to divorce attorneys, property managers, wholesalers, agents, Facebook groups, BP forums, banks, ....the list goes on. I have met some amazing people and some that aren't operating from a place of abundance to where they may have been able to help. I am LOVING growing in this community, however if I don't start acquiring properties soon I won't have the financial wherewithal to take care of myself and my family. Failure for the sake of growth is an option I am fine with. Failure due to laziness and not asking the right questions is something I can not live with. Am I in a plating season of my career to where the deal flow will come? If so am I sowing my seeds correctly? Let's share thoughts and grow together BP!

@Mike Kennedy The goal is to acquire a property (single family residential) as a buy and hold to either use as a turn key investment, or put into our holding company. So we are buying rentals. The upside is we have unlimited access to funds for rehabs. The difficult part is our buying criteria has to be no more than 78% of the ARV (This includes purchase plus rehab) and also needs to be within spitting distance of the 1% rule. Also....what is "NWA" and "HVA"

I am working for a company as an acquisitions specialist. Thus far the only thing I have specialized in is drinking the free coffee....I am very eager to build connections and network my way into becoming a successful acquisitions specialist. We invest primarily in the cities surrounding Charlotte NC and Birmingham AL. The analysis of deals is easy! Talking to people and try to create an offer that is beneficial to them is easy! The issues is finding the deals. I have spent hours on and off the clock showering the MLS, using prop stream, contacting agents, wholesalers, divorce attorneys, property managers, etc. I have only been at it for about a week however I have yet to put an offer in. Any advice would help!

@Will Barnard I have found out about the quality of wholesalers very quickly. Seems the majority lock up properties without doing any type of serious due diligence. I am working for a company doing acquisitions and I am having trouble creating a funnel for leads to come through. Skimming through prop stream and the MLS for hours on end has been pretty fruitless. I am definitely a small fish in a big pond, however I am determined to make this work. Just needing guidance.

I am looking to connect with out of state wholesalers and have yet to deploy a strategy that has been efficient. I have posted on BP, joined multiple Facebook groups, and reached out to local agents in the markets my company wants to invest in. We look primarily in the Charlotte surrounding areas and Birmingham areas. Does anyone know of any useful tips or strategies to make connections with wholesalers/agents that could provide distressed properties so I can create a pipeline for my business? I am in need of wholesalers! Looking for anyone interested in wholesaling deals in the greater Charlotte NC area! For the purchase criteria I need markets like Gastonia, Salisbury, Concord, Mooresville, Kannapolis, and anything within about an hour and a half on the city center is ideal. Funding is prepared for a cash purchase as well as a cash rehab. Looking for an average of $175k After repair value. That is of course an average so some can be more, some can be less!
