Depending on the severity of smoke damage and structural issues, it could be a huge challenge for first time flip. Water damage is one thing but getting smoke smell completely can be tricky! 

Even with 100% of funding, who gets to make expense and design decisions? I worked with this exact system but the investors wanted outrageous requests along with constant changes that made the project unprofitable. They have the money so they get to make the choice. Regardless if it pencils out or not. 

If either you or the investors are not highly experienced, this system is very very difficult to slow the first couple flips profitable. 

Only way I would ever do it again, is if that contract is written much more carefully and explicitly. Alternative route I chose, I will leverage my duplex (purchased 4 years ago) equity through house hacking to have skin in the game on next flip. Good luck!

Hey All, I am personally looking to grow my real estate investing network by meeting more investors, syndicators, BRRR, and similar professionals in the Portland area. Currently, I work for Bee Remodeling who specializes in rental remodels and turnovers. It seems like so many investors struggle with finding solid GC's who are cost-effective and reasonable to work with long term.

After house hacking my own duplex for 4 years I have directly seen and felt the struggles. I am incredibly excited to get my duplex finished and find my next property to continue building my personal financial freedom. Learning from all the amazing pro's on this site has been motivating to stay the course. Coming from a low-income family and bootstrapping my own portfolio, I didn't have access to this type of incredible knowledge. So thanks to everyone who takes time to share their thoughts and experiences!! 

1. Any investors in the PDX area needing a true professional GC specializing in rental properties?

2. Are there any individuals in the Portland area with an already established group of rental property investors that is open to new members?

Finding solid contractors is the hardest part of the equation. There should always be timeline contingencies factored into each projects specifics. When you find good subs pay their price to get started but dont be afraid to negotiate...without lowballing. 


If you are organized enough to forsee hang ups and talk with your GC about potential challenges on a regular basis, two brains are better than one. Plus all good GC's want to get in and out without delays. Like @Matthew Paul we have a variety of vendors and are always looking for more relationships.
