@Account Closed Hey Duncan, welcome to BP! Tons of awesome people here and a bunch of great resources.

I live in Alaska and invest / work as an agent and am interested in working / investing down there as well. My parents retired there (got tired of the cold) so I want to have some skin in the game in the Bend / Redmond area so I am more likely to visit them.

I'd just like to make some more contacts down that way.

@Nic Reid Hey Nic! My parents currently live down there and I live in Alaska. I was thinking about doing some investing down there and would like to meet up with local investors to get an idea of the market. I was just down there but will probably be back down within the next couple of months. Welcome to BP!

@Vincent Calderone it's all about finding the right deals. Sometimes sellers try to unload their properties for the "potential" of their properties. In my opinion, you only buy something as it is, not what it could be. I think the deals are out there, you just have to look a bit harder. Look at your cap rates and cash flow, if they are good "as-is," it's probably a decent deal. Especially if you can value-add some more cash flow or equity in it.

@Vincent Calderone Welcome to BP! This is an awesome community for like minded individuals.

I always tell new to investing clients that the right time to buy for you is the right time to buy. No one can time the market...almost no one. Typically, if everything is saying the same thing, the market doesn't tend to shift that way.

That said, I might not go new construction in the valley right now, but might go on the fixer upper side of things. This leaves some value-add investing for you, and wiggle room on rents and equity so you're not strapped if the economy does take a turn. The best thing you can do is prepare yourself for the worst case scenario.

Hey follower BP'ers. Looking to meet some wholesalers and investor friendly realtors in Bend and Redmond, Oregon. I'm currently in town until Sunday. Sorry, I should have posted sooner. I am an investor / agent in Alaska and I was thinking about doing some investing / flipping down here. My parents live down here and can help out as my boots on ground for the projects. @Michael Boyer had some awesome points. 

Ask yourself what attracted to you to that Fourplex in the first place. Was it purchase price? Or potential?

Next, are you a value-add investor with a track record? In a sellers market, when ideal inventory is scarce at an affordable rate, we tend to force deals - hence value add. This isn't a bad option. However, if you haven't done any remodeling or renovations in Anchorage before, or don't have a lot of construction background, you may be rushing into things. 

If you truly want this for value-add, make sure you know all your numbers and it makes sense.
