@Bethanie Blomeke There are a number of ways to find wholesalers. As some of the previous people have mentioned there is a lot of people trying to wholesale, but it's pretty easy to find the ones who are truly doing deals. It's all the unexperienced ones that give the good ones a bad name.
Join your local REIA if you haven't already done so. I'm sure they have a Facebook Group as well. Get on there and you will see the ones who are posting properties frequently. Post something like, "who's the top wholesalers in this market? I'm looking to deal with experience wholesalers!" You will get a lot of responses. You can see who likes other peoples comments to see the ones who are truly doing deals. A lot of them will send you to their squeeze page to collect your name, phone and email. Just go through it and see if directs you to a section with deals. If they don't have any then they aren't very active.
I still call bandit signs every time I see them. Most of the people won't answer their phone, but generally will call you back. Just let them know you don't have a house for sale, but wanted to see if they have any deals you can buy right now and see what they have to say.
You can also look on Craigslist. Try searching for investor terms to find people with houses for sale. Examples: fixer upper, ARV, as-is, investor special, handyman special, must sell, cash only, TLC, motivated, won't last, etc. if you are going to search on Craigslist you need to put a pipe character between each word. Another thing you can do is just search "Wholesale Real Estate in Jacksonville" on Google.
