Hi everyone, I'm looking to BRRRR property in New Haven, Connecticut. I need advice on how to do my due diligence or to outsource due diligence.

Will a property manager perform due diligence on a property? If so, what's the going rate on this service?

Hi Tim,

This property is a Duplex with a full basement that already has plumbing set up for a bathroom and kitchen, it can be turned into a triplex. I think I did the math wrong with the calculator as far as my turnover goes. The house is in a popular area so I don't see there being much issue with getting tenants.

Found this deal. Looks good but the problem I'm running into is that the deal calculation says I loose money in the 1st year even though it says I make money every month

I know I'm new at this whole real estate game and I know times are tough, but I refuse to believe that this should stop me from seeking out opportunities for myself and my family. Noone starts out with experience and I'm willing to learn, which is the reason why I joined bigger pockets. I figured, with so many members, I could find like-minded people looking to accomplish the same financial freedom as me and that I could get some guidance in this competitive market that I'm in. 

I know there are ways to succeed, I just need to stick with it and, hopefully, I can get some guidance along the way.

Hi Michael, 

I would rather do deals close to where I live, at least until I get more experience. Also, I've heard that it's a good idea to do deals within 30 minutes of where you live just in case there's a problem. 

Have you had any success with deals in NY?

Hello Everyone, 

My wife and I started a real estate investment company together out of Long Island, NY and we're very interested in using the BRRRR method. However, neither one of us have good credit or equity.

Looking for good advice on the market and funding for our deals from anyone who's currently doing business in NY.
