Thanks @Matthew Marmorstein I held off giving my rehab budget until after the bid came back in case it could be done for less. As it's a new market for me, I'm not quite sure yet how much rehab costs differ from out here in CA. Should have 3 bids coming back over the next week so I'll have a better idea of what to expect. Yea we're doing a lot of wholesaling in Atlanta, Baltimore, and Pittsburgh. This flip is in Pittsburgh as well.

Thanks @James Wise Yea I've been referred to a few GC's by my team on the ground. Might be a bit pricier but the best option for a long-distance investor like myself getting started. Whats been your experience with negotiating rehab costs with turnkey-type GC's?

Hi All,

I've been wholesaling out-of-state properties for about a year and would like to start taking on some of the opportunities I come across for myself. I've started to build a team on the ground that can assist in flipping these homes from out-of-state but still need to bring on a reliable Project Manager to keep an eye on my contractors and progress of these projects. Looking for any tips or suggestions on the topic. Thank you.
