Thanks Anabel! We really enjoyed Pittsburgh when we went for a Steelers game a few years back and really felt that the city was starting to bounce back. A lot of Universities in the area along with a growing Tech and Medical presence. AND as I'm sure you can imagine, purchase prices out there are significantly lower than here in CA but can produce some of the same returns. I bought a discounted off-market home that needed some fresh carpet and paint before reselling. The quick flip will be done in about 2 weeks. The previous owners took their kitchen appliances (Fridge, stove-top range, and dishwasher) with them. Should I buy new appliances and have them installed prior to listing the home? Will the house sell quicker with appliances? 

The house is located in a quiet neighborhood outside of Pittsburgh. House will be listed for $70k.

Just sold our first flip in the East Liberty neighborhood of Pittsburgh, PA. Here are the details:

Off-Market home picked up through advertising.

Purchase Price: $100,000 (Cash purchase with a 50/50 partner)

Carpet/Paint/Miscellaneous: $10,500

Sold for: $172,000

Net Profit (after closing costs, commissions, etc): $39,400

Thanks @Daniel Frey yea please keep me posted. I'm shopping around right now looking for lenders that will refinance my cash buys. So far everyone I've talked to will only refinance based on the purchase price and cost of improvements. Then after a seasoning period of 6 months they'll refi based on appraisal value. Trying to find someone who can get it done without the seasoning

Hey All! 

I've been wholesaling properties in the Greater Pittsburgh area since the start of 2019 and just started tackling a few projects of my own. Just completed my first flip which is now up on the market in the East Liberty neighborhood of Pittsburgh. The wholesaling business has opened me up to a variety of discounted properties and opportunities. Up next on the to do/learn list is the BRRRR strategy. I'd like to keep a few of these properties I have as rentals using this blueprint. Is anyone currently BRRRRing in the Pittsburgh area? If so - please share any stories, tips, suggestions, referrals that relate! Thanks

@James Wise @Michael Noto Thanks guys. I had a bigger outfit GC walk the property this morning and he came back to me with his thoughts and ideas for the home saying he could make it really nice for $40-60k. He asked for my budget and I told him I was hoping to get it done for $45k and he said he could make that happen. Like you mentioned, he is booked out for the next 6 weeks but that works for me as we won't be closing on the home for 45 days. I have 2 more GC's walking next week to provide bids as well just to compare.
