@Joseph Perez The direct mail campaign is ok so far. I just started mailing out two weeks ago, still waiting on that motivated seller to call. Dade/Broward county is always a difficult place but theres deals out here. You just got to find them, Im still in my rookie stages myself so I trying to find out what works just like you.

Hello BP. I started out my direct mail campaign and I received a couple of calls so for.  One of the calls I received came from a woman about her property that she rents out. She said she had no intentions to sell but my letter intrigued her. Its a 3/2 with a converted garage so its a 4/2 but with no permits. Basically its still a 3/2. She owned it for 20 Yrs and owe $140k and she wouldn't mind a extra 10-20k if she sell. Yeah, I know that sounds crazy. So thats like no less then $150k for a property in a "C" area in North Miami. So l told her I'll contact her within 24 hrs to do my research on the property. So come to find out on zillow the zestimate is $105k. Its listed as a 2/1, properties in that area haven't even sold for more then  $135k. I'm thinking about not wasting any time on this and move on. Since shes not motivated. So BP what should do?

Im looking for a Investor Friendly Realtor in the Miami/Broward area. Im really eager to start with investing. Currently own 2 properties. One is my Primary and the other is rented out by family members. I have a Realtor but I don't think she is trust worthy. I really want to build a nice size portfolio and have tremendous CF by the end of this year but I need to start now. So is there anyone out there on BP that can point me in a direction to find a Realtor. That we can build a relationship and make some money together. 

Congrats Jennifer. Im a newbie and i see myself doing big things this year, I needed this very encouraging success story. Btw do you have a investor friendly realtor.

Man, l stubble on this post n must I say this post was GREAT N ENCOURAGING to me. I appreciate the way you motivated newbies like myself n others. I haven't read a post so well put together about wholesaling. Im also from Florida, Miami that is. Its hard to meet up with fellow wholesalers around my area or a 50 mile radius from here. A mentor at this moment would be wonderful. You sound like a very experience individual that knows a lot about wholesaling. If i can use your help i will gladly appreciate it. I will even split my first couple of deals with you, just so I can learn more of the game. In tg the beginning its not about the money its about the knowledge. The money will come eventually but its the knowledge that will elevate you to a different level.

Well that's not my main focus. I've been checking out other areas as well. That was something i was wondering about. Is the market down here friendly for a new wholesaler like me? If not im here to make my mark. I want to make this my career and not be afraid to take on any challenges that come my way. Thanks in advance
