Hello Jordan. Congratulations on your first house hack.

As far as the lease it really depends. As a Realtor in Georgia I use GAR (Georgia Association of Realtors) forms that have been vetted and are updated by attorneys every year and sometimes even in the middle of the year we receive updates as well. I doubt if she provided you with GAR forms because they would have her name at the bottom of the form and as Realtors we are NOT allowed to do. Therefore I would recommend having a lease that someone else provides to you examined by a Real Estate attorney.

Hello BiggerPockets. I purchased this as a rental property before becoming a BiggerPockets member using a spreadsheet and a lot of internet research. I thought it would appraise for a lot more so that I could pull out some money but looks like I didn't get good enough comps. I'm curious to know when you all think I would be able to refinance this property to pull my money back out to use on another deal. At least I have some positive cashflow.
