Technically a recession is consecutive quarters of declining GDP growth. Things such as money supply, new construction, market rents, etc, are the principles to be concerned with.

Hi Mika, James here, I personally feel like the 2

Percent rule is a bit overrated for the multifamily space. Multi family is all about increasing income and decreasing expenses as this directly influences property value.

Where this is not the case in traditional SFH. I wouldn't mind answering any other questions you have in regards to Houston.

Hi David, no one knows if this is the right deal for you more than YOU.

My advice to you is to ask yourself if this is the best deal for me right now? What are your goals? Are you looking for experience and can deal with minimal monthly profit?

Be confident in yourself and a good decision will manifest.

Hello everyone,

I was hoping to get some specific answer involving refinancing for multi family units.

I'm aware of the basic concept that a properties NOI determines the value of a commercial property as apposed to comps for single family.

I was wondering what specifically is used to evaluate NOI for refinancing purposes.

Which expenses are/are not included when deducting from gross rent?

Taxes? Insurance? Mortgage payment?

Repairs and maintenance?
