Welcome to BP. I got engaged in a similar fashion.  I had planned on my residential being my second deal.  Fortunately, things continue to move, and it may end up being 4th or 5th.

Interesting, I would really like to know how this works out. I am approaching the same obstacle on a SF deal. I am awaiting an inspection to determine the expense of the rehab, but it has a tenant that is paying $300/ month and the FMV will be 750 after repairs. The tenant has a verbal month to month agreement. So, I have to determine how to get a written agreement then increase rent, or evict. From brief research the tenant seems to be a good occupant with over 5 years occupancy.

Mike thanks. That helps a lot. I will check out the forum. Glass being half full: I am working with a partner doing a flip on a SF unit and he is building a crew. So, if I can find MF unit local, that can make address one concern. On the other hand, the deals I am seeing on MF are in other areas I am familiar with but no longer living their. 

Good heads up about PM on MF units. I am currently using a PM for a SF units that is a few hundred miles away. Sometimes I feel like I am spending unnecessary time managing the PM. But that us another post.

Good evening BP,

Ready to pursue my next deal. I am looking to continue to invest with a buy and hold strategy.  Is there any known differences with SF units as opposed to multifamily units?  Any blogs, forums,  or podcast that I can review?
