Amy E. Did not think of it that way. Sound advise. I have an older home and the repairs are a bit much at times. How do you deal with it? Do you have a reliable handyman or GC in your team?

Sam B. I am with Creel Investments. Susan and Darren were great to work with. But find myself managing the staff too often. John Thedford that is the same fees I currently have with my property management agreement. My advise is to fix all repairs before you go with Property manage and find a local GC to compare repair cost. I will PM you.

Fred Heller can you recommend a Property Manager in Beaumont area? I have a SF that is currently being ran by PM, but it has not been best experience.

Been very busy. I planned on moving and converting previous residential into rental. However, ended up doing upgrades on new home, while making repairs in another rental, and preparing to renovate previous residential. Found myself managing 3 projects at same time, with no economies of scale. But still looking forward to adding another door.

I am closing on house this week. The plan is to turn my current residential property into a rental. After 15 years of living in the property, the renovations feel more like upgrades. Does anyone have a rule of thumb on how to do the renovations without going overboard? I have a budget in mind and my goal is to have a rental that should not require any major repairs for at least 5 years.

I currently have a rental about 300 miles away and strongly considering buying another property in my home town, in another state. The biggest lesson I have learned is what most investors I have heard on BP podcast and from reading the post have added; have someone in the area you can trust. After working on a flip locally, I know I spend excess money on repairs on my 'long distance' property. On top of that you can easily loose quality and time. Even if you decide to you use a property manager, take the necessary time to build a relationship with the property manager. Initially, until you build a healthy relationship, you will be managing the property manager.

Thanks, I am toying with not considering the eviction plan because I maybe able to extend rehab cost by only completing a few major repairs upfront and gradually do cosmetic upgrades over time as rent increases.  But that maybe a better solution for a MF opposed to a SF unit. But it could mean presenting an opportunity to get another deal.
