@Keaira Bright welcome!  Be sure to listen to the podcast, got some amazing information.  If you are interested I also live in Baltimore, White Marsh area, I am looking to potential partner with someone who wants to wholesale.  Maybe we can connect in person and see how we can help each other out.

@Justin Windham Thank you!  Do you know by chance if you have redirect your current W2 Income to go toward your Solo 401K?  Or does that have to be from your company income?

My question is two parts. 1. Anyone who has a solo 401K can you recommend some good companies?  2. Has anyone successfully set up a solo 401K while still have your employers 401K,  Thank you for any responses!

@Joseph England

Grant Cardone is the such an inspiration.  I wanted to pick your brain about when you are making offers.  Are you typically looking at every property yourself personally or are you having your contractor look at it and give you an estimate?  Do you typically have a bunch you are going after then just go with the one that comes through first or how does that work with you?  Thank you

@Wendell De Guzman  Thank you for the response!  The other question i had was about financing?  I was you just mentioned the different ways you finance.  My questions is with hard money, I know it is more expensive.  So i am assuming you might buy with hard money then refinance?  I know typically they only do 6 mon to a year anyway.  How much are using conventional vs. hard money vs cash?  Are there any other strategies when you buy the property?

I have heard a lot about his method.  Was wondering if anyone who is successfully doing can give some insight into how they are finding the buyers?  I have talked to some tenant placement ppl in my area and they consistently say it is hard to find ppl with option money for the rent to own deals.  Are ppl who are successfully doing it looking for rent to own buyers and getting them vetted ahead of time?  thank you for any insight!

@Joseph England  Thank you for the info on GC.  I actually ran into a guy who is having his place renovated and said his gc is really good so i got his info.  I wanted to pick your brain about your profile says you are a part time investor and from the sound of it you have moved to full time.  When you started how did you manage investing and your full time job?  Were you relying on your GC to over see most of the work and keep on schedule or did you stay active in managing things?  I hear all sorts of different things.  Some people say you have to oversee everything, then i hear people who are doing flips from out of state and they just let their GC run with it.  Thanks for the perspective!
