I will be taking CI-104 in next few months. CI-104 is a lot like CI-101 in terms of course material. I have completed CI- 101, 102, 103 so I have a one more to go.

Great story. I love it. It appears to be, you paid $42,500 a unit with average rental income of $631 a unit which is pretty good in Florida even in North Side.

Congratulations!

Yes, I believe CI-101 is the foundation of this whole course. Lots of material in 4 days. Are you planning to go for CI-102 at some point? 

I finished my CI-103 class and took the exam and passed it.

I was finally signed up today for CCIM CI-103 even though I sent all the docs about 2 weeks ago. It will start on March 7, 2017 in St Louis. 

So far I have completed:

CI-102

Welcome to BP, Direct mail marketing works as long as you are persistent. Postcards is the cheapest way to go. Depending on your campaign and demography, your result might be very different than benchmarks. Hope it helps.

Thank you for responding. 

I am told it would be easier to use a 30 day notice vs a violation of any lease agreement since buden of proof would be on me. 

My lease agreement clearly states that no one other than the leasee could stay at the property for more than a week and he is there from day one. I know this because I am there everyday fixing 2 other apartments. Also, I have a clause for a quiet enjoyment and he was playing very loud music one day. 

I did mail a copy to Housing authority as well.

Merlie Ciceron Welcome to BP. Great thread for section 8 here. I have a section 8 tenant that I acquired when I bought the building on December 7. She has an unauthorized tenant living there when I asked her she denied that he lives there. This unauthorized person is causing problems at the apartment. I am sending her a 30 day notice as she is month to month. My question is: Do I need to send a 30 day notice to the housing authority has as well? Thank you.
