Investment Info:

Single-family residence fix & flip investment in Baltimore.

Purchase price: $89,000
Cash invested: $150,000
Sale price: $205,000

3 bedrooms and 2 full baths. 2 floors with unfinished basement. All appliances stainless steal.

How did you finance this deal?

Cash

How did you add value to the deal?

Updating the amenities.

What was the outcome?

Sold in one day. Went 5k over asking.

Lessons learned? Challenges?

We should have done more research with a contractor prior to purchasing. We could have gotten it for cheaper or avoided the unpredictable headaches. We also could have gotten a better offer with a better realtor.

Are websites that charge you for access to wholesalers phone numbers, addresses, etc. worth it? I am looking at a website that wants $147 for 3 months access. Is there an easier way to do reverse wholesaling with less monetary commitment?

Thank you! I was looking to find out the best areas to look, the average price of a 1 or 2 bedroom in the area, and what homes usually go for in those areas if I was house flipping. Any other information you think would help is greatly appreciated. @Gareth Fisher

@Daniel Gonzalez I’m not opposed to house hacking at all. I would just have to really do my research which I’m not opposed to in the least. I live with my boyfriend and we split rent in half so that’s a great idea. I’m just so fired up to start now but I do still have much learning to do.

I am more interested in staying close to the city as well. However, I just renewed my lease so the chance of me doing a live in project is slim until a year from now. I don’t really want to wait that long. @Shawn Mcenteer btw thank you so much for your follow up. I’m trying to learn as much as I can.
