@Jamar Winn the leftovers of the Baltimore city sale is how I got started. These days not much gets left that is any good but it's still possible. However that is how I first learned the City.

I didn't live here and didn't know the city, but I learned a lot about the market here looking at leftover liens.

I'm going to take myself down to the municipal building Friday and see what they have left

@Jamar Winn yes that is what often happens. People  here the story of tax liens and think they will get the property for just a little over the tax amount.  If fact for some properties it was that way years ago.

Now it is very competitive just like all other areas of real estate investing. Typically people are bidding 60-80% of assessed value, and with MD rules that drives the interest rate you receive to about 2-4%. This strategy has worked OK in a quickly rising market. As the market levels off or declines we could see steep losses for some bidders.

That said it can be profitable. I've been doing this for over 15 years and it is for me. But is takes a lot of research and work.  Good luck.

Thanks ned for commenting. I'm going to make sure I'm well prepared next go around. Cross all my T's dot all my i,s.

the style of the auction is what really though me off. My plan was going to go look at the over counter liens for Baltimore city but that's like picking over the left overs of the left overs.

@Ned Carey is your Baltimore area expert.

Are there any other auctions you can go to in other cities/location around Maryland?

I have seen ned post around the internet never had a conversation him myself. I really haven't checked other parts of Maryland only counties in my area.

First let me say I have been lurking in this site for a while and I have  been reading about tax liens in Maryland for about a year .

When it Finally came down to the day of the tax lien auction  It was a fail.

My plan was to do the baltimore tax lien auction i participated in the Baltimore. County tax lien auction and it was not what I expected. First of all I assumed it would be a back and forward type of auction which it was not. It was place your bid and that's it.  2nd, I made the mistake of not actually bidding what I would be willing to actually pay for the house instead I posted a couple thousand above the tax lien. I did everything else right. I scoped out the homes etc

SInce Baltimore city is the only one that does over the counter tax lien sales , I'll.have to wait til next year to give this a try again.

so my question for all those that been doing this for the long haul.  What tips would or recommendation would you all give for the next go around
