Post: Buyer's Column On Tax List?

Hi all.. I have a quick question.. I've recently recieved the tax lien list as requested from the tax collector's office of my city.. now I understand the Owner's Name, which is conveyed on the tax lien list of my city but what does the Buyer's name mean to the property? What is the difference between the 'Buyer' and the 'Owner' Column shown on the list..?

I am assuming "outside liens" are mechanics liens, federal liens, hospital liens ect. They are being generated from "outside" of the city.

Hello, all.. I've recently requested the tax delinquent list from the tax collector's office of my city and were sent two lists.. One being the 'City Liens' list and the 'Outside Liens' list.. my question would be, what are the differences between the two? I really appreciate your help and feedback. Thank you..

Yes, they are essentially the same. Now I’m not too familiar with the lien sale seeing as Philadelphia doesn’t do those anymore but from my knowledge a “tax lien” sale isn’t the same.

Tax lien sales are basically a different way for investors to invest. Rather than bid for the possession of the property, tax lien sales let you purchase the actual tax debt that they owe.

For example, I owe $5K in back taxes, investor purchase the lien on the property for $5K and charges 10% interest (hypothetically) until it’s paid off. It’s a way to invest that has a guaranteed return because whether they sell or it’s sold off at the auction, all the back taxes as well as interests are due to he holder of the debt (investor who purchased the $5K debt).

Let me know if that’s clear enough.

@Derrick Alexis Gotcha.. I totally understand.. attached is a tax delinquent list that I just requested from the Tax collector's office.. Now is the 'Total' how much they currently owe? And also do you know the difference between the 'Cert_Total' and 'Subsequent Amount'? I appreciate your help..

In my opinion, it makes no difference. It’s a situation to situation scenario. I’ve closed on deals that only have been past due for a year. Depends on amount, of it’s vacant, etc etc.

@Derrick Alexis It does help alot I really appreciate your feedback.. I have just one more question.. Is the tax sale list not the same as a tax 'lien/delinquent' list?.. As they both show owners that are delinquent in taxes.. thanks for your support..

My general thought is the list is still owned by the original owner, but will soon get sold because they didn't pay their taxes, but depends on where you live.  Either way, they owe something and might be motivated to sell as they are potentially moving down the road to loosing the house.

Ok great..so would it be wise to target owners only a year delinquent in taxes? I've heard targeting 2 years to 3 years in delinquent taxes..thanks for your time..

The tax sale lists is a really good list to attack because your chances of getting a “motivated” seller increase. Also, the tax sale lists aren’t owned by the bank, they’re properties with delinquent taxes. Bank owned may be at a mortgage foreclosure sale.

I really appreciate your support and feedback.. also @Derrick Alexis, the tax sale list ( I think) does not say how much they owe, it just says the tax for that property, municipal, interest, cost and total.. am I reading it wrong?
