I am looking to purchase my first rental property in Ohio. I live in San Diego but I want to start purchasing cash-flowing multi-family properties in Ohio. Ideally with little to no rehab needed for my first property since I am out of state. 

Any suggestions on good cities to invest in or particular locations to avoid? Any information is greatly appreciated.
