Hi, has anyone lost a lot this month leading to the Russians invading Ukraine?

My stock portfolio is already halfway dipped into the gutter and I'm kinda frozen. I halfway don't want to touch it and halfway want to just withdraw everything because investing in the stockmarket is just too timeconsuming and so my research for just a couple thousand after 4 or 5 years or at the right time.

@James Sloan I would pay 100% for the material and have them stored in a place of your choosing and pay 50% of the labor for each job and the rest after each job.

If anything goes south, you still have your materials and only paid for whatever job they started.

@Jackie Cramer her husband died before Christmas. It calls for a little sympathy but I know you have prior arrangements.

Communication and support are a godsend to elderly. They get lonely and have a lot to say. Let her know things are already scheduled and paid for. Maybe offer to help her move or ask if her family can help her out with her request.

@Blaise P. I was curious about all this too. (IF I started an LLC) so thank you for sharing the personal experience!

@Cory Benhardt there's usually a move-in/move-out checklist.... the previous landlord should have given you the contract. And look for that list.

The tenant 100% would never want to be responsible for a huge rip in the carpet and would write it in there.

@NA Basor I would sell. That's too much of a headache and positive changes in the market of the area as well as the residents will take a long time. Besides, due to the market right now and all that, it's a great time to sell.

If selling is definitely not an option for you-

If you have an HOA, talk to them about whats going on and maybe set up a neighborhood watch.

Contact the city or law enforcement and request for a patrol due to the increased crime activity.

Get comfortable with the neighbors and see if you can get any information. Even suspicious car activity in the area would be useful to tip.

Keep calling 911. Too many reports can cause a patrol or stationed cars closer to the neighborhood.

Keep an eye on the market in that neighborhood and buy or advertise to investors. Renovations of a neighborhood can increase marketability and bring in a better crowd.

@Zach Denny I've done a non-refundable $300 pet deposit with $25 monthly per pet. I pet proofed the house (i.e taking off the blinds and keeping the windows bare, tile or water resistant floors)

since it's multi- ... fees or fines for unleashed dogs and poop found, pet insurance requirements for any fights or problems from pets, poop bag and trash station, signs of leasing and picking up after your pet posted.

If you have garden, pregnant tenants, or walking/crawling kids, you might want to consider no cats because even just the fumes from their urine is more toxic and harmful.

@Lynnette E. Wow, that's good information, thank you! I was thinking of getting him a financial advisor as he doesn't have a clue as to how to get thru his retirement. Right now, he has worked as a civilian, he is retiring next week, only has TSP and pension to fall back on, and wants to retire in our home country. I personally want him to still have money in his TSP or whatever retirement fund he transfers to in order to still gain some money so he doesnt have to worry about it depleting. Is there a specific financial advisor or group or company we can look into for this specific want?

@Matt Devincenzo he's 67 but when he called TSP, they said he can withdraw but with a tax penalty of 30% or some extreme amount regardless of amount withdrawn, age or work status. We don't expect it to be tax free but we didn't expect the tax penalty to be so high.

@Craig Jeppesen now he wants to go back home and retire in the Philippines and he wants to take out some money to fix up his home and all that. Does rolling it over to an IRA help with decreasing the taxes, penalties and/or fees with withdrawing?
