@Crystal Smith so you don't feel that the value goes down just because a discounted property is added even though a house might be move in ready. If so how do you know if it was move in ready?

well I'm not sure but when I found this out I just stopped said it was a great thing to know. So since foreclosure is not after rehab  just learned not to use it

I don't know how common this is but if the investors keep looking over your deals it may be because of comps. I don't know if you know how to do that but when you look at a Retail Value you do not include wholesaled houses or foreclosed house prices.

I heard you use a authorization form that permits me to use a alternate way to get into a property. I don't know if I use this if the owner's key is available.
